A ski-in ski-out rental provides the convenience of being directly on a ski slope. You can stop back at the rental for lunch or to add or subtract layers throughout the day as conditions change. These are some of the most coveted rentals at the ski areas. As such, they will usually cost more and they will be the first ones to be reserved.

Since there is no formal definition of "ski-in ski-out", each property management company has its own method of applying this term to their properties. When booking ski-in ski-out rentals, be sure to ask the right questions so that you are not disappointed when you arrive. Some ski-in ski-out rentals might be right on a ski slope and fit the definition of "ski-in ski-out" perfectly, but they might be some distance from town. In this case you are trading easy access to dining and entertainment for easy access to the ski slopes. Other properties might offer access to the slopes via an ungroomed and unmaintained path or via a pedestrian walkway. While these might not fit the ticket of being directly on a slope, they are still very convenient to the slopes and several of these will also be convenient to shopping, dining, and other activities.

Breckenridge Ski-In Ski-Out Rentals

Peaks 7 and 8

Breckenridge has the largest variety and supply of ski-in ski-out rentals. There are some magnificent lodges at the bases of Peaks 7 and 8 that open right onto the slopes. However, these are some distance from town. When booking in this area, make sure to familiarize yourself with the Free Town Shuttle schedule and stops. There are several private homes and condos in this area that offer easy access to the slopes.

The Village Area

Options that combine easy access to the slopes with easy access to the town amenities include lodging in the Village area. These will be within easy walking distance to the Quicksilver lift as well as to downtown dining, shopping, and other entertainment.

Be close to everything for a great price! The Columbine Condos are located in the Four Seasons neighborhood of Breckenridge. The complex offers one bedroom and two bedroom units. The property is about 2 blocks to the Peak 9 Quicksilver Lift, 1 block to historic Main St., and 1 block to a free ski/town shuttle stop. This moderate complex was built in 1972. Amenities include access to the Columbine Clubhouse with hot tubs and pool 1.5 blocks away, assigned underground parking with additional outdoor lot on site, and central laundry facilities on site.

The Der Steiermark building is in one of the best locations in the heart of downtown Breckenridge. You are a short walk to shops and restaurants on Main Street and right across the street from the base area of Peak 9. This low moderate property was built in 1973.

The complex offers studio, studio + loft, one bedroom, and two bedroom + loft units. Der Steiermark is located approximately 100 yards to the Peak 9 Quicksilver Chair, 1/2 block to Main Street, and has a free ski/town shuttle stop in front of the property.

Building amenities include central outdoor hot tub, elevator, central laundry facilities, and heated underground parking available on first come first serve basis, additional outdoor parking lot on-site. Mexican restaurant and ski/snowboard shops located on the main level of the building.

Further up Village Road, you will find some ski-in ski-out rentals that are a little further from Main Street. Once you get up to Beaver Run, you will probably want to take a shuttle into town instead of walking up and down the hill.

Great location, ski-in-ski-out within walking distance of Breckenridge Main Street, however, you may want to take the complimentary shuttle back up the hill. Beaver Run is located at the base of Peak 9. Beaver Run Building 4 offers studio, one, and two bedroom suites. Each unit has a balcony and jacuzzi jetted bath tub. Built in 1979. Located at the base of Peak 9, the complex is 4 blocks to Main St., 50 yards to a ski lift, and is on the free ski/town shuttle. Guests also have access to Beaver Run's complimentary shuttle that will take them anywhere in Breckenridge. Amenities include indoor/outdoor hot tubs, indoor/outdoor pools, exercise room, massage therapist, central laundry facilities, mini-golf, and arcade room. There are also meeting rooms, conference facilities, and elevators. Beaver Run has a tennis and volleyball court available in Summer only. There is a full service spa, small grocery and deli, a gift shop, a full service restaurant, and a cafeteria. Underground parking on site, first come first serve, additional parking in outdoor lot on site.

Guests also have access to Beaver Run's complimentary shuttle that will take them anywhere in Breckenridge. Amenities include indoor and outdoor hot tubs, indoor/outdoor pools, exercise room, massage therapist, central laundry facilities, mini-golf course, and arcade room. There are also meeting rooms, conference facilities, and elevators. Beaver Run has a tennis and volleyball court available in Summer only. These townhomes are located 50 to 75 yards to the Quicksilver Ski Lift, 2 blocks to shopping and dining on Main St., and 1 block to a free ski/town shuttle stop. These moderate tri-level townhomes were built in 1978.

As a guest of the Cedars Townhomes you will have complete access to the Upper Village Clubhouse. This facility is located 1 block away from your lodging and contains a heated swimming pool. Each unit has a private garage and some units have private hot tubs.


"Where Breckenridge Meets the Mountains", The Village at Breckenridge Resort is a slopeside property nestled at the base of the Breckenridge Ski Resort and just steps from historic Main Street. The property is right next to the Maggie Pond, which offers winter ice-skating, summer paddle boating, and outdoor music concerts! This property was built in 1984. The Village is ideal for a family vacation, romantic getaway, or convention. The Chateau building offers two, three, and four bedroom units. The property is 1 block to Main St., less than 100 yards to the Quicksilver Lift, and is on the free ski/town shuttle. Amenities include indoor/outdoor hot tubs, pool, exercise room, and sauna. The property also has an elevator, meeting rooms, and conference facilities. Underground parking is available on a first come first serve basis.

Four O'Clock Road Area

Lodging along the Four O'clock run allows you to ski back to your rental at the end of the day, but you will have to walk to the lift and to downtown.

Easy access to all Breckenridge has to offer! The Chimney Ridge Townhomes are conveniently located close to the Peak 9 Beaver Run Lift and charming, historic Main St. The complex offers two bedroom, three bedroom, and three bedroom + loft units. Some units were built in 1982, others added in 1995.

These spacious townhomes are 2 - 4 blocks from Main St., depending on where you are in the neighborhood. It is ½ block to the Ski Area and free ski/town shuttle.

As a guest of Chimney Ridge, you will have complimentary access to the Upper Village Clubhouse pool. The clubhouse is about 1 block from the Chimney Ridge Townhomes. Additional amenities include fully equipped kitchen, private garage, fireplace, and washer/dryer. Most units have private hot tubs.


Convenient location close to everything! Across from the Riverwalk Center and an easy walk from the Four O'Clock ski run, these two bedroom condominiums feature large, spacious floor plans, full kitchens and fireplaces. Hotel rooms have mini-refrigerator, microwave and coffee maker (no fireplace). The Complex is located 2 blocks to the Peak 9 Quicksilver Lift, 1 block to Main St., and 1 block to the free ski/town shuttle stop. These moderate units were built in 1981. Ski right to your complex on the Four O'Clock ski run! Walk to the lifts or catch the FREE shuttle to anywhere in Breckenridge! At the end of the day, relax in the hot tub or walk to town! Double Eagle offers spacious two, three, and three bedroom + loft units. Double Eagle is located 1 1/2 blocks to the Peak 8 Snowflake Lift, 2 1/2 blocks to historic Main St., and 1 block to a free ski/town shuttle stop. The complex is low moderate and was built in 1979. Amenities include central hot tub on-site, central laundry facilities, and access to the Upper Village swimming pool 2 blocks away.

These rustic mountain condominiums are perfectly located on the Four O'Clock ski run. Enjoy the luxury of skiing to your complex and walking across the street to the Snowflake lift. Four O'Clock Lodge offers studio, one bedroom, one bedroom + loft, two bedroom + loft, and three bedroom units.

Located 1 block to the Snowflake lift, 3 blocks to historic Main St., and on the free ski/town shuttle. Four O'Clock is one of the original lodges built in Breckenridge around 1972. This is a great value! Ski-in for a very affordable rate!

Amenities include central laundry facilities on site, access to heated pool 2.5 blocks away at the Upper Village Clubhouse, and central sauna on site.


Easy access to both the town of Breckenridge and some of the best skiing the Rockies have to offer! The Highlander townhomes are only a short walk from the Snowflake Lift and town shuttle. These deluxe nicely decorated townhomes were built in 1995. The neighborhood offers three, three + loft, and four bedroom + loft townhomes.

The Highlander Townhomes are located on King's Crown Road about 4 blocks to shopping, dining, and nightlife on Main St. It is 1 block to the Snowflake Lift and 1.5 blocks to a free ski/town shuttle.

Lodging on the north side of town will allow you to walk to the BreckConnect gondola to get to Peaks 7 and 8. At the end of the day, take the gondola back down and take a short walk back to your in-town rental.

The Fireside Inn offers bed and breakfast as well as dormitory-style shared bathroom accomodations. This bed and breakfast is two blocks off the main drag in Breckenridge and a short walk from a free shuttle. Breakfast is included for private rooms and an additional fee for dorm-style rooms. Keystone Ski-In Ski-Out Rentals

Keystone has two base areas that have ski-in ski-out rentals.

At the Mountain House, there are two choices in ski-in ski-out rentals. Both are mere steps from the ticket office and the slopes. One is more upscale with hot tubs in each condo, the other is a little more moderate with shared hot tubs.

At the River Run base area, there are many properties within easy walking distance to the lifts as well as convenient to the shops and restaurants at River Run. Some are right on the slope or right next to the lift. Some are located in the midst of the shops and restaurants while others are a short walk from the shops and restaurants, but a little quieter.


Copper Mountain Ski-In Ski-Out Rentals

Copper Mountain has some condominiums located right at the bottom of the American Flyer lift that qualify as ski-in ski-out rentals.

Several other condominiums are a short walk from the Super Bee lift in the East Village, a short walk to the American Flyer and American Eagle lifts in the Center Village, and a short walk to the High Point and Kokomo lifts in Union Creek. There is a new development of large private homes in the Lewis Ranch neighborhood with easy access to the Lumberjack lift.
